Rollen Cottage Booking Terms and Conditions
Thank you for choosing to book with Rollen Cottage, please read our terms and conditions of booking.
A deposit of 30% is payable on booking please check with us to ensure the cottage is available before sending your deposit, normally we reserve the property for 1 week to receive the deposit and we will confirm the booking (by email or post) as soon as possible.
Bond - A good house keeping bond of £100 is normally required on booking this is returned within 7 to 10 days of departure.
Please note the balance is due 6 weeks before the holiday commences, however when a booking is made with less than 6 week before the holiday start date payment will need to be made in full at the time of booking this includes the bond.
Payment methods – Bank transfers and cheques are acceptable.
Prices include reasonable electricity, heating, bed linen, towels, hand towels bathroom mats, tea towels and reasonable cleaning on changeover day normal Friday's on a weekly booking unless agreed otherwise.
Insurance and Cancellation – when making a booking the agreement is a legal contract, If you cannot take your holiday, we will try to re let the booking if we are unsuccessful , you are still liable to pay the cost of your booking in full (even if we have not received your balance). Any cancellations must be received by post in writing.
If we succeed in re-letting the booking for the same sum we will refund any money previously paid less an administration fee of £50.
We would recommend you take out holiday insurance to protect yourself against cancellations and other incidents to cover the cost of the holiday.
Non-availability of Accommodation – We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control all monies paid by you for the holiday will be refunded, our liability would not extend beyond this refund.
Access to the property - We reserve the right to enter the property at any time but will endeavour to give prior notice.
Dates and prices - In the event a typing error the owner has the right to clarify.
Responsibility of the Holidaymaker
Occupancy - Your property group must not exceed the maximum number of people the property will sleep as detailed in the brochure description , this includes children, unless under 1 years old, in which case they will be classed as an infant and provided the property accepts infants as an additional person to its occupancy can exceed the maximum number by 1 infant only. If it does the owner/caretaker can refuse to allow you to take possession of the property or make you leave before the end of the holiday. If this happens we will treat your holiday as cancelled by you and you will not be entitled to a refund of monies or compensation.
The accommodation is available between 3pm to 4pm (to be confirmed before arrival) on the day of arrival, Please telephone us a few days in advance of your holiday to arrange access and collection of the keys.
Departure - Please be ready to leave the accommodation by 10.00am on the day of departure, unless otherwise arranged.
This is strictly a No Smoking property and for fire prevention reasons candles and tea lights are not allowed in the property -in the event of a power failure torches are provided.
Visitors to the property are requested to leave the cottage and contents in the same state of repair and condition as at the commencement of the holiday in particular the kitchen equipment, the owner reserves the right to levy an additional charge for any extra cleaning required, and a good house-keeping bond may be requested at the time of booking.
Damages and breakages - when staying in our property, you are responsible and liable for any breakages or damages which you cause to property and its contents.
We ask you to report all incidents of damage, breakages,spills and any faults in that may occur in the cottage, usually minor breakages are not charged, but we may send you an invoice for repair or making good if the damage or breakage is significant, please note that we make every effort to protect bed matress's should a matress be soiled we will need to replace the same at the holiday makers cost.
Occupancy and use of the property – Please take care to ensure the numbers of people occupying the property do not exceed the numbers and ages stated on the holiday booking form (unless previously agreed) we ask that the property and conveniences are used solely for the purposes of a holiday by the holiday maker and the stated booking party only.
Any departure from the agreement may invalidate your booking and you may not be allowed to take possession of the property or you may also be asked to leave before the end of your holiday - In either case the holiday maker shall be deemed to have cancelled the booking and have no claim for compensation or reimbursement whatsoever.
Liability - We do not accept any liability for any damage, loss or injury to any member of your party, vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our contractors in the course of their work.
